Should You Worry If Windows and Doors Won't Close?

We are often asked about the signs that a structure has foundation issues. Sometimes the signs that there are problems with a structure’s foundation begin subtly. One sign, which could be especially problematic during the cold, winter months, is doors and windows not closing properly. If it takes extra force to open and close a window, the structure may have a foundation issue.
Other signs include cracks in the top corners of the doors and windows, door and windows that become out of square, doors with locks that no longer work correctly and uneven or sagging floors. Some of the most common foundation issues that lead to sticking or jamming doors and windows are related to soil settlement in the foundation and crawl space supports that have settled, shifted or deteriorated.
Our warrantied foundation piering system is a great solution to foundation issues. Cracks that run along the window and door openings can be signs of foundation settlement. These cracks do not resolve themselves and often become much worse, potentially leading to severe structural damage. When soils settle cement slabs and foundations often crack. Wood framing can bend or twist. Drywall may crack and exterior stone or brick may begin to show cracking as well.
By installing piers around the structure to secure it, our piers extend into stable ground and attach to the structure’s foundation with settle brackets. This process allows structures to be jacked back to their original placement. Once raised back, the cracks in the walls, windows, masonry and around the doors will close.
If a structure is sinking due to issues with its crawl space, our Smart Jacks are a great solution. Crawl space structures sink due to lack of support, rotting floor joists and weak soil. Warning signs that a crawl space has been compromised include sinking and sagging floors, walls that pull away from the floor and doors and windows that are difficult to open and close.
Installing Smart Jacks allow support to be restored. Repairing this issue starts with digging a hole for each support and creating a base of engineered fill. Then a pre-cast concrete base is installed on top of the fill, and the support jack is mounted on top.
